LOCATION: Approximately 60 miles west southwest of downtown San Antonio or 20 miles southwest of Hondo in Medina County, Texas. Accessed from Hwy. 90 by traveling south on paved CR 520 (Squirrel Creek Road) for about 7.5 miles and then west on a 30’ all weather deeded easement road for about 2.5 miles.

WATER: This ranch has lots of water! The seasonal West Squirrel Creek traverses the eastern portion of the ranch and feeds into a newly constructed lake of approximately fifteen surface acres when full. The lake has considerable flooded timber, ledges, bottom elevation changes, submerged structure, etc. to enhance the fish habitat. Also three other earthen tanks. One water well with windmill, concrete storage tank, and trough. Another water well at the headquarters with submersible pump, concrete storage tank, and pressure system. Six remote concrete wildlife/livestock water troughs with underground piping and automatic floats are spaced throughout the ranch. Four small “catch ponds” scattered around the ranch to collect rain water runoff and control erosion. Any lab testing to determine potability of well water is the Buyer’s responsibility.
TERRAIN/SOIL: Nearly level to gently sloping topography with a few steep banks along the West Squirrel Creek. Elevations range from about 850’ to 910’ with pretty views overlooking the lake and lower country to the east. Fertile soils varying from dark grayish-brown clay loams to thinner clay loams and gravelly clay ridges.
VEGETATION: Diverse South Texas browse consisting of granjeno, guayacan, brasil, blackbrush, guajillo, prickly pear, persimmon, cenizo, and more. Timber is primarily large mesquite, beautiful live oak, elm and hackberry. Most of the grasses are native. About 75 acres (total) scattered about the ranch in sculptured plots is planted in a perennial wildlife/bird mix consisting of kleingrass, lovegrass, sunflower, bundleflower, bristlegrass, sideoats gramagrass, and Englemanndaisy. Also several small food plots adjacent to the hunting/observation blinds.
IMPROVEMENTS: Inset perimeter game fenced and two game fenced release/holding pens each about one acre in size. At the headquarters is a mobile home approximately 16’ X 52’ with 2 bedroom, 1 bath, kitchen, living room, electricity, septic tank, water storage tank with pressure system and telephone service nearby. Also a small metal storage building and metal equipment shed. Seller will convey with the sale five enclosed hunting/observation blinds with towers, two free choice pellet feeders, 5 broadcast type wildlife feeders and a floating dock.
WILD GAME: Abundant game including whitetail deer, dove, quail, seasonal waterfowl, turkey and others. In 2005 a total of forty bred whitetail does from the Chaparrosa Ranch in Maverick County were released onto the ranch. Also in 2005 five bucks (2 & 3 year olds) from Seller’s scientific breeder pens were released. In 2006 three breeder bucks (5 & 7 year olds) from Seller’s scientific breeder pens were released. In 2007 five bucks (3 & 4 year olds) from Seller’s scientific breeder pens were released. Note that prior to the introduction of any improved whitetail genetics, the native herd was reduced to approximately ten does and three acceptable bucks. In the spring of 2007 the lake was stocked with forage and bait fish including bluegill, redear sunfish, fathead minnows, and golden shiners. Largemouth bass were subsequently stocked in the fall of 2007.
REMARKS: A quality South Texas recreational ranch with good access, but also very remote, located only about an hour from San Antonio! The ranch can also support a sizeable livestock herd to compliment the wildgame if desired.
