LOCATION: Conveniently located about 15 miles southeast of Cotulla along the south side of FM 469, it has approximately one mile of paved road frontage. This ranch is also neighbored by large, one-section ranches. All in LaSalle County, Texas.
PRICE: $2,200.00 per surveyed acres (with 4% conveyance of future mineral royalties). $1,700.00 per surveyed acre (no minerals).

WILDLIFE: Wildlife on the ranch includes many whitetail deer, several trophy bucks being sighted, many coveys of Bobwhite quail and hogs. Most large-ranch varmints such as coyote, fox, raccoons, etc. also inhabit the property. This ranch has not been hunted since the 2007-2008 season. It has been known to be an excellent deer and quail hunting ranch.
REMARKS: This nearly one-section ranch is situated in the midst of big-buck country. Along the eastern side of the ranch, there is an old hunter’s cabin in need of repairs. The cabin has electricity and sits close to one of two tanks on the ranch. The “cabin tank” is the smaller of the two, being about an acre. The other tank is closer to the western boundary and is approximately 2 ½ acres in size. Both tanks hold water from run-off. There is no water well on the property.
The ranch is heavily covered in rich, high protein Blackbrush, Granjeno, Amargosa, Huisache, and a scattering of Prickly Pear. Timber consists of many large Honey Mesquite trees. There are currently two gas wells in operation and an old oil well, not in production. A gas and oil company easement uses one of the two entry gates to access their wells. Many senderos criss-cross the ranch and access many good hunting areas and old food plots.
