LOCATION: All in Frio County, Texas.
PRICE: $3,450.00 per surveyed acre or $6,900,000.00 total.
TERMS: Cash to Seller or third party financing.
MINERALS: Seller owns 12.5% minerals and royalties and will convey one-half (6.25%). Exact conveyance to be determined at time of new title commitment.
WATER: There are 4 wells (2 Carrizo, 2 Queen City) and 3 windmills. The windmills are too shallow to use most of the year and the owner only uses one Carrizo well and one Queen City well. The Carrizo well is 1,480’ in depth, has a 12” casing, 195 H.P. motor with 100 H.P. angle head with turbine pump that produces 600 G.P.M. The Queen City well provides water to home and headquarters. There are also 5 earthen tanks, one being 40’ in depth and stocked with Black Bass, Blue Gill, and Croppie. All tanks are fed by watershed and some by well water.
SOILS: Soils consist of Flintrock, Black Clay, along with White and Red Sandy Loam.
GRASSES: Grasses consist of KR Bluestem, Acacia, Coastal Bermuda, Buffalo Grass, Oats, Winter Wheat (during winter) and others native to the area.
TIMBER: Timber consists of Whitebrush, Blackbrush, Guajillo, Mesquite, Persimmon, some Oak and Cedar Elm.
TERRAIN: The terrain is hilly with rolling terrain and some bottom country. Property also has numerous acres of open field land. Elevations range from 750’ to 980’ and having one of the tallest hills in Frio County, being Little Johnny’s Hill.
IMPROVEMENTS: Entire property is high fenced with paved road from Hwy. 57 to the home and headquarters . There is a beautiful home of approximately 2,376 sq. ft. consisting of 3BR/2B, fireplace and rock decking that overlooks the entire property. The home has a rock exterior with metal roof and has amazing re-finished Pine wood floors (approximately 120 years old) that was removed from a building in Chicago. There is also a hunters quarters immediately across from the main home that consists of approximately 2,000 sq. ft. with two separate rooms that are 17’ x 30’ each, rock exterior and metal roof. The ranch is also managed under the TWD MLD Program. The deer herd consists of approximately 180 head and permits 30 bucks and 30 doe to be harvested. This past year (2010), there was 65 bucks and 67 doe and there is now 90 new fawns on the ground. Out of the 65 bucks, there are 27 bucks that are 10-points or better and are all of different age groups. There has never been any bucks brought in and there are no pens on the ranch, all deer are native to the ranch. The owner has sold package hunts in the past; however, the ranch has not been commercially hunted in 7 years. During this time, there has been 3 TV shows filmed on the ranch and 7 bucks that score well into the 180’s and some into the 190’s B & C. Of those 7 bucks, some were posted in the Los Cazadores Contest. In addition, the owner only feeds corn when temperatures drop below 80 degrees and worms with protein once a year. There is a 1 to 1 buck to doe ratio.
