ACREAGE:   112.11 acres, last surveyed in 2001 and 2004. 

LOCATION:     Approximately 50 miles southwest of downtown San Antonio, 15 miles south of Hondo, or 15 miles west of Devine in Medina County, Texas.  The ranch fronts the north side of FM 2200.

MINERALS:     Seller is believed to own 10% of the mineral estate and will convey all owned.  Exact conveyance to be determined by new title commitment. 

WATER:    One water well with electric submersible pump and pressure system enclosed in a small pump house that furnishes the headquarters area and an earthen tank.  Two earthen tanks.  Metered water from the Yancey Water Supply Corporation is piped to the ranch house.  The seasonal Tehuacana Creek forms a portion of the western boundary of the property.  Testing to determine potability of the well water has not been performed.   

DESCRIPTION:   Terrain varies from nearly level to gently rolling with hilltop views.  Elevations range from about 650’ along the Tehuacana Creek to 680’ at the highest point.  Timber consists of pretty live oak, mesquite, elm, hackberry, and persimmon.  Browse is typical high-protein South Texas brush and forbes including brasil, granjeno, blackbrush, guajillo, guayacan, twisted acacia, prickly pear, tasajillo, whitebrush, Spanish dagger, and others.  A good stand of native grasses along with some introduced Kleingrass and Bermuda.  Several areas around the ranch are open and/or semi-open and could easily be planted in high protein plants for deer or seed bearing plants for dove and quail.  Soils vary from fertile reddish colored sandy loams to productive clay loams to gravelly ridges with some surface flintrock.  A portion of the property lies within the F.E.M.A. 100 year Flood Zone A and B.
